General

Our company is an established privately owned company in the South East of Cyprus with ten years of experience in Rentals, Customer Service and a dedicate, professional and reliable source of property management services. It is directly or/and through a third party, a rental agent dealing on behalf of private owners offering quality holiday villas and apartments for relaxing and enjoying memorable holidays in Protaras, Kapparis and Paralimni.

Bookings / Reservations

To reserve a property, please select the property of your choice, enter the arrival and departure dates from the calendar, enter any additional requirements you may wish and click Inquiry Now. Upon receipt of your Booking Inquiry, we will send you a request by email for the booking deposit. By the time you receive our email, you will have 24 hours for the confirmation payment of your booking deposit. Once the deposit is paid, we will confirm your booking by sending you a booking confirmation email within 48 hours.

Payment Terms

To confirm your booking, 30% (non-refundable) deposit of the total rental amount is required. The remaining 70% balance of the total rental amount can be paid at any time, but not later than 6 weeks prior to arrival. If the remaining balance is not paid as mentioned above, then we reserve the right to cancel your property booking without any refund.

The payment Currency is in Euros (€) and it can be made by any VISA, MASTERCARD, AMERICAN EXPRESS credit/debit card (small fee of 3% will be incurred) or by bank transfer to our bank account.
Supplements and any additional requests are not calculated automatically in the total costs and will have to be paid for separately during your stay.

Cancellation

In case you wish to cancel your reservation, you must inform our Company by email. Cancellation fee will apply as follows:

  • 50% of the remaining balance amount if cancellation is less than 5 weeks before the arrival day.
  • 100% of the remaining balance amount if cancellation is less than 4 weeks before the arrival day.

Arrival and Departure Times (Check-In & Check-Out)

Arrival Check-In time is any time after 14:00. If your arrival time is beyond our check-in hours, please inform our Company for your expected arrival time in order to arrange the Key Collection. The Departure Check-Out time is any time before 11:00 unless otherwise arranged with our Company.

Occupancy

The number of occupants shall not exceed the number stated in the property specification. In such an event the owner has the right to terminate the booking and request vacant possession of the villa immediatelly without any refund.

It is not permitted to sub-let all or part of the property to any other person or persons. It is also not permitted to allow other people to stay at the property or use the property’s facilities without prior notice.

The signatory and all party members shall use the property only as a private holiday residence for the period agreed in the contract and not for any other reason. The tenant must not use the property for illegal, immoral or improper purposes.

Note: In case of use of the sofa bed, it will be charged at €35 per week if used and it has to be arranged with our Company.

Security Deposit / Breakages / Damages

A security deposit between €200 up to €1000 (depending from the property) is required upon arrival or through your debit/credit card (small fee of 3% will be incurred) five (5) working days prior to your arrival date.

This deposit is fully refundable upon check-out and subject to a damage inspection of the accommodation. Our company reserves the right to deduct the cost of any damages or any other charges where applicable from the Security deposit. In case the Security deposit proves inadequate to fully cover any costs/damages that arise, our Company reserve the right to deduct this amount from the customer’s credit or debit card.

Note: Any maintenance issues or damages/breakages must be reported immediately.

Cleaning

The property is cleaned prior to arrival. For more than 7 nights at some of our properties, we provide a mid-clean for each corresponding week until your departure date. We can provide additional cleanings upon requests and at extra costs.

The property must be left clean and tidy at the time of your checkout and all personal litter must be removed from the property.

Note: Treat the property with respect at all times.

Electricity

Some of our properties are including electricity in total rental amount and some of our properties include an electricity allowance, which is more than sufficient, from 150 Kwh to 350 Kwh (depending from the property) per week.

Concerning the properties that they have electricity allowance, any additional Kwh units are charged at 25 cents per Kwh. Upon your arrival we read the number on the property electricity meter and we read the number again upon your departure. In case of excess of the electricity allowance, the extra charges will be deducted from the Security Deposit.

Note: Unreasonable use of air conditioning will result in unfair use of electricity and in such an event it will be deducted from the security deposit.

Restrictions

  • Pets are not allowed
  • Smoking is not allowed in the Property
  • No Bachelor Parties accepted
  • No unaccompanied groups of under average age of 22 years old accepted
  • Parties are not allowed. The Management reserves the right to cancel the vacation at no refund in case of repeated noise

Liability

Our Company acts only as booking agents of private accommodation and no liability is accepted on behalf of the owner for any aspect in particular, for any loss, personal injury or death, however incurred, except where an act or omission is a result of willful misconduct or gross negligence on the part of our Company.

No responsibility is accepted by our Company and/or the property owner with regard to the occupants’ personal safety or any accidents or injury sustained on the property grounds. Particularly, your attention is requested regarding the supervision of children when using the facilities of the property.

Our Company will not be liable in the event of Force Majeure.

Note: No life guards are on duty.

Owners Rights

The owner reserves the right to change the description of any property or service at any time. Our Company will notify you of any changes before your arrival day and no claims will be accepted and no compensation will be paid.

The owner reserves the right to cancel any reservation. In such case, full refund of the total rental amount will be returned. Our Company is not responsible to pay any compensation.

Our Company reserves the right to change the Terms and Conditions at any time, without prior notice.
